That journey led to the creation of Terreno Partners, a residential real estate team built on trust, integrity, and local expertise.

Terreno Partners was created to focus solely on residential real estate ensuring clients have access to specialized expertise while maintaining a clear residential focus. Terreno Partners is supported and a dba of Liddicoat CRE, Inc. (Broker) who specializes in Commercial Real Estate and Investments.

Jodi Delfino serves as the Lead of Residential Real Estate at Terreno Partners, overseeing all residential transactions and client representation. In this role, she brings strategic guidance, market expertise, and hands-on leadership to ensure every residential client receives personalized, results-driven service.

Jodi Delfino is a proud Stockton resident with strong ties to the Tracy and Delta communities. With a background in Family and Consumer Sciences, she devoted more than 20 years to serving children and families as a Regional Manager, working closely with school districts, the San Joaquin County Office of Education, and numerous public service organizations. Her career has been defined by collaboration, advocacy, and community-centered service.
